Move part of your savings into a home in the eurozone that pays rent
A title deed at the Cyprus Land Registry, EU property law, rent in euros and a market that rose 7.5% in a year. Two finished homes in Limassol, sold directly by the developer.
Two homes, one developer. When they are sold, they are gone.
Keeping all your savings in one currency and one country feels riskier every year.
Bank deposits pay less than inflation.
Paper investments can drop overnight; you want something you can stand in.
The 1-bed is the liquid, easy-to-let format: the median 1-bed rent in Germasogeia is about €1,400 a month. The penthouse is the rarer, top-end asset with a private rooftop pool.

Pros, risks and costs
Some buyers come to Cyprus less for the beach than for the currency: a home in the eurozone, registered at the Land Registry of an EU state, that produces income in euros. Here is a balanced view of what that achieves, what it does not, and how our two homes fit.
Cyprus has been in the EU since 2004 and in the eurozone since 2008. Ownership is recorded at the Land Registry, and the contract is deposited there before transfer, which protects the buyer. A home near the sea in Limassol is a real asset you can use, let or sell, valued and rented in euros.
For savers whose income or savings are in another currency, that adds diversification: part of your wealth moves with the euro and the Cyprus property market rather than with your home currency alone.
Property is not cash. Selling takes weeks or months, and buying and selling both have costs. Prices can fall as well as rise; Cyprus prices dropped sharply after 2013 before recovering. A euro property is a long-term holding, not a place for money you may need next year.
Rent turns the asset into income. The 1-bedroom apartment, 150 m from the beach, would earn about €1,400 a month at the 2026 median for Germasogeia; the penthouse with its private pool can be expected to rent above the €3,300 median for a 3-bed. Net yields after costs are modest, around 3% for a long let, but they are paid in euros.
Buying: no VAT is added to our prices; the transfer fee is charged at the reduced rate (about €13,400 on the apartment for one buyer) and the lawyer charges about 1% plus VAT. Holding: communal fees, insurance, utilities if empty; no annual property tax. Selling: agent’s fee if you use one, and capital gains tax of 20% on the gain from Cyprus property, with lifetime exemptions for individuals.
Funds go to your lawyer’s client account. Banks and lawyers in Cyprus apply strict anti-money-laundering checks, so prepare evidence of the source of funds: salary, sale of an asset, savings history. A licensed currency specialist can fix the exchange rate in advance and usually costs less than a bank.
For a pure savings and income holding, the 1-bedroom apartment is the more liquid asset: it costs less, lets more easily and has a wider pool of future buyers. The penthouse suits buyers who also want to use the home with family. Both are new, furnished and sold directly by the developer.
Will I need this money within five years? Do I want to use the home, or only hold it? Am I comfortable with a tenant and a management company? How will I report the asset and the income in my country of tax residence? Clear answers to these four questions make the decision much easier than any market forecast.
Yes. Non-EU buyers apply for permission to acquire, which the lawyer files after signing. The title is registered in your name at the Land Registry.
Yes. Payments are made by bank transfer, usually through your lawyer. A currency specialist can save you money on the exchange rate.
Limassol is one of the most active markets in Cyprus. Furnished one-bedroom flats near the sea are among the easiest homes to let or resell.
Capital gains tax in Cyprus is 20% of the gain after allowances, which rose in 2026. Your home country may also tax it; check with a tax adviser.
Prices are set to the market. Serious offers after a viewing are discussed directly with the developer, without a middleman.
You will know before you pay a deposit, because the check comes first. You decide whether to proceed.
