Grey winters and rising bills at home.
Moving abroad later in life feels risky: language, healthcare, paperwork.

The 1-bed is built for easy living: a lift, covered parking, air conditioning and a level walk to the beach, cafés and shops. The penthouse has three bedrooms for family visits.

What daily life and costs look like
Cyprus has long attracted retirees from the UK and elsewhere: English is spoken everywhere, people drive on the left, winters are short and mild, and foreign pensions can be taxed at a low flat rate. Here is a practical view of retiring to Germasogeia, Limassol, and why a flat with a lift near the beach makes life easier.
Limassol has more than 300 sunny days a year. Summers are hot, so most retirees swim early and stay in the shade in the afternoon; spring and autumn are the best seasons of all. Winters are mild, with most rain between December and February. An energy class A flat with air conditioning in every room keeps both seasons comfortable.
Cyprus tax residents can choose to have foreign pension income taxed at a flat 5% above an annual exemption, instead of at normal rates. Government service pensions are often taxed in the country that pays them under tax treaties. The rules are generous but detailed, so ask a Cypriot tax adviser to model your own pension before you move.
Residents join the national health system GHS (GESY), which covers GP visits, specialists and hospital care for a small co-payment. Limassol also has private hospitals and clinics with English-speaking doctors, and many retirees keep private insurance for faster appointments. Pharmacies are everywhere in Germasogeia.
UK and other non-EU citizens usually apply for a visitor permit (Category F), which requires a secure annual income from abroad and health insurance. New homes bought from a developer may also open the fast-track permanent residence route if the sale meets its conditions; your lawyer checks the documents before you pay.
The 1-bedroom apartment is on the 3rd floor with a lift and covered parking, so shopping comes up without stairs. The walk to the beach is about 150 m and level. Restaurants, cafés, pharmacies and small shops are around the corner, and the communal pool in the gated garden is a quiet place to swim. It is furnished and nobody has lived in it, so moving in is simple.
Running costs for the apartment are communal fees, electricity, water, internet and insurance; there is no annual property tax. Food and eating out cost about the same as in the UK, sometimes less. We list the apartment’s running costs in the property pack, so you can build a realistic monthly budget before deciding.
Limassol has a large British community, English-language churches, clubs and walking groups, and a busy calendar of cultural events. Germasogeia’s seafront promenade is where many residents walk every morning before the heat.
Most people who retire to Cyprus spend at least one winter here first. If you fly in to view the apartment, we can show you the walk to the beach, the nearest pharmacy and supermarket, and the seafront promenade at the time of day you would use it. It is the simplest way to know whether the place suits your daily rhythm.
Yes. UK citizens can stay up to 90 days in any 180 without a visa. To live here longer, people with their own income apply for a residence permit; a lawyer can guide you.
Cyprus has a national health system (GESY) that registered residents can join, and private clinics are widely used. Residence permits often require private health insurance.
Yes. The 1-bed is on the 3rd floor of a building with a lift, and it comes with covered parking.
Cyprus has special rules for foreign pensions of tax residents. Rules change, so check your case with a tax adviser before you move.
Prices are set to the market. Serious offers after a viewing are discussed directly with the developer, without a middleman.
You will know before you pay a deposit, because the check comes first. You decide whether to proceed.
Payments are made by bank transfer, usually through your lawyer, and the contract is deposited at the Land Registry. A currency specialist can save you money on the exchange rate.
