The numbers you would ask for anyway

Before anyone talks about views, you should see what the purchase really costs and what the home can earn. These are the figures from the property pack.

Transfer fees are for one buyer at the halved rates. Rents are 2026 medians for Germasogeia from index.cy; the price trend is the Central Bank of Cyprus index.

Buying from the developer in Germasogeia

The full picture

Seastone Cyprus sells two finished, furnished homes in Germasogeia, the seaside district on the east side of Limassol: a 1-bedroom apartment about 150 m from the beach for €420,000 and a 3-bedroom penthouse with a private pool on its upper terrace for €1,100,000. Nobody has lived in either of them. Below is everything a buyer from abroad usually asks before the first call.

What exactly is for sale

The 1-bedroom apartment is on the 3rd floor of a gated boutique complex in Potamos Germasogeia, built in 2022. It has 56 m² inside plus a 17 m² covered veranda, a covered parking space, a 3.5 m² private storage room and a communal pool in landscaped grounds. It is sold fully furnished, exactly as you see it in the photos.

The penthouse is a 146 m² three-bedroom home in a 2020 building about 300 m from the sea. The living room opens onto a covered veranda, and a spiral staircase leads to a second level: a private terrace with its own swimming pool and views over Germasogeia to the water. The building also has a communal pool. The penthouse is furnished and sold as it stands.

Both homes have energy class A. That matters more in Cyprus than people expect: a well-insulated flat costs noticeably less to cool in August, and tenants ask about it.

Why buy directly from the developer

Most homes in Limassol are sold through agents. That is normal, but it adds a layer between you and the people who know the building. When you deal with the developer, the answers about construction, materials, communal charges and documents come from the source, and the price does not have to carry an agency commission.

Buying direct does not mean buying without protection. You still hire your own independent lawyer, who checks the title, permits and charges before you pay a deposit. We encourage this and can give you a shortlist of lawyers who do not work for us.

  • One point of contact who knows both buildings from the foundations up
  • Documents shared early: title status, permits, floor plans, a list of furniture
  • No commission built into the price
  • Offers after a viewing discussed directly, with no middleman

What it costs on top of the price

No VAT is added to either price. The main extra cost is the Land Registry transfer fee, which is charged at a 50% reduced rate when no VAT applies: 1.5% on the first €85,000, 2.5% from €85,001 to €170,000 and 4% above that, calculated per buyer. For one buyer that is about €13,400 on the apartment and about €40,600 on the penthouse. Two buyers buying jointly pay less, because each share is calculated separately.

Add your lawyer, usually around 1% of the price plus VAT. Stamp duty no longer applies to contracts signed from 1 January 2026. Cyprus has had no annual immovable property tax since 2017, so ongoing costs are mostly communal fees, utilities, insurance and a small municipal charge.

Which home fits which plan

The apartment suits people who want an easy, low-maintenance place by the beach: a base for long weekends, a first step into Cyprus, or a flat to let. One-bedroom homes in this part of Limassol are the easiest format to rent to professionals who work in the city. The 2026 median asking rent for a 1-bed in Germasogeia is about €1,400 a month.

The penthouse suits families, people moving to Cyprus and anyone who wants space and privacy. A pool on your own terrace is rare this close to the seafront, and three bedrooms leave room for children, guests or a home office. The median asking rent for a 3-bed in the area is about €3,300 a month, and a penthouse with a private pool can be expected to sit above the median.

How the purchase works, step by step

A typical timeline from agreed price to keys is four to eight weeks. First we send the property pack and hold a live video tour, usually within 24 hours of your request. If you fly in, we meet you at the airport and show both homes and the area in one day.

Your lawyer then checks the title deed, any charges and the draft contract. Only after that do you sign and pay a deposit. The lawyer deposits the signed contract at the Land Registry, which protects your right to the home. Buyers from outside the EU, including Israeli and British citizens, also need a permit to acquire, which the lawyer files after signing. The balance is paid at transfer, and the keys are handed over the same day.

Why Germasogeia

Germasogeia stretches from the sea up into the hills above Limassol. The seafront part, including Potamos Germasogeia, is the city’s tourist strip: sandy beaches, the Dasoudi beach park, restaurants, cafés and shops within walking distance. Inland you reach supermarkets, international schools and private clinics in ten to fifteen minutes by car.

Larnaca airport is about 45 minutes away by motorway and Paphos airport a little over 50. From Tel Aviv the flight to Larnaca takes under an hour, and from London about four and a half hours. Limassol has more than 300 sunny days a year, an English-speaking business community and a large international population, which is why demand for good homes near the sea stays steady.

Is now a sensible time to look

House prices in Cyprus rose about 7.5% in the year to the first quarter of 2026, according to the Central Bank of Cyprus, and the Land Registry recorded 12,047 sale contracts from January to July 2026, 14% more than a year earlier. That is past data, not a promise, and nobody can tell you where prices go next. What we can say plainly is that there are two homes, and when they are sold there will not be another unit like them from us in these buildings.

Questions people hesitate to ask

Why are you selling directly, without an agency?

Without an agency there is no commission to build into the price, and you get answers from the people who know the homes best.

Is the price negotiable?

Prices are set to the market. Serious offers after a viewing are discussed directly with the developer, without a middleman.

What if my lawyer finds a problem?

You will know before you pay a deposit, because the check comes first. You decide whether to proceed.

Is it safe to pay from abroad?

Payments are made by bank transfer, usually through your lawyer, and the contract is deposited at the Land Registry. A currency specialist can save you money on the exchange rate.

Can I buy without flying to Cyprus?

Yes. Many buyers view by video and sign through their lawyer with a power of attorney. We still recommend seeing the home if you can.

What happens after I leave my number?

Within 60 minutes, between 9:00 and 20:00 Cyprus time, you get the property pack on WhatsApp. Nobody will call you unless you ask.

Is VAT payable on the price?

No VAT is added to the €420,000 and €1,100,000 prices. Instead you pay the Land Registry transfer fee at the 50% reduced rate and your own lawyer's fee. Your lawyer confirms the tax treatment from the sale documents before you pay anything.

Can I view the properties from abroad?

Yes. We do live video viewings within 24 hours and send a full photo set and walk-through video. When you fly in, we meet you at the airport and show both homes the same day.

Can foreigners buy property in Cyprus?

Yes. EU citizens buy on the same terms as Cypriots. Non-EU buyers, including UK and Israeli citizens, apply for permission to acquire a property, usually after signing the contract. Your lawyer handles the application.
